What is a Turnkey build by McHugh?

Every builder is a little bit different in what they mean by turnkey built homes.  Our definition is Building Made Easy- Pick your lot, Choose your floor plan, Select your finishes.  In most cases we do a $5,000 deposit with the contract and we provide the construction loan financing for you at no charge if you're inside one of our communities.  No construction loan fees, interest, or utilities to you!

What is the difference between a turnkey and building on your own lot?

The huge difference is the financing component of the home build. When you're inside one of our communities we are providing the construction loan to you at no charge. For a home on your own lot, you would be taking out a construction loan to build the home. Building on your own lot would allow you to have more product selections offered than the turnkey build option and are not limited by certain floor plan sets and options.

Will you build on a lot that is not in your offered communities?

YES! We are happy to build on your lot.  You can either take out a construction loan to finance the build and we do have an option in most cases to provide turnkey financing for the construction of your home.   

Will you build one of your floor plans you offer in one of your communities on a lot that we own or a different subdivision?

YES! You can take any of our floor plans and build them on your lot or we can help you find a lot to fit that specific floor plan. The price per sq ft is the best when you're inside one of our communities as we are able to mitigate overages building in volume and negotiate better package pricing.

What does it cost per square foot to build my home?

Price per square foot can vary significantly. Choosing to build a turnkey home inside one of our communities is the best price per square foot, starting around $200 per square foot, not including the lot. Choosing to build a home with a build sheet on your own lot starts at around $210 per square foot. With this option you are able to add upgrades a la carte to personalize your home even more. 


Are we able to customize your floor plans?

For custom home builds- Absolutely! It is easier to customize one of our current floor plans and make revisions, than to start from scratch. The options are endless- a bigger pantry, tile shower, soaker tub, and mother-in-law suit, to name a few.


Where do I see the product selections offered?

You can check out our model homes or design center. Most of our subdivisions have a model home, which is a great place to start. You will see all of the floor plan options for that subdivision and some product samples. At the design center, you will see all of the product samples to choose from, whether building a turnkey or on your own lot.  You can visualize every aspect of your new home from exterior selections (roof, siding, stone) to interior selections(flooring, cabinets, countertops, plumbing fixtures) and everything in between; the design center gives you one convenient location to create your dream home.


Do your homes have a warranty and how do I submit a claim?

YES! All of our builds have a 1 year warranty with them. If you have something that needs attention there is a warranty request link on the contact drop down.

Do you work with my Realtor?

YES! You can work with your own agent or we can show you our model homes. Score Realty Group is located inside of our design center and all of our sales staff are real estate agents. This makes us a perfect full service company for all of your home sales needs. Whether it's buying your new home, listing your current one, or us building your new home, simply reach out for it all.


How does the 1.8% buyer credit that is offered work?

All purchase contracts require to have a buyers agent represent you.  In all of our advertised prices, we already include a 1.8% buyer credit that can be used to pay your real estate agent.  In the event you have a buyer agency agreement to pay them above and beyond the 1.8%, the additional fees owed would be out of pocket.  A 1.8% buyer agency agreement is common for a new construction purchase, this is the reason that we offer it in all of our home prices.
